I solved that problem by deleting my profile and start all over again. Then I was able to give gifts (in the service-part). With the gifts, you give additional hearts to the customer - when the hearts are full, the client will ask for an update.
In later levels the clients ask themselves for updates. Then you use the updates to keep them happy enough to stay in the house or to get an required update faster.

I'm having the same problem with upgrades. I love the game but I had to stop playing because I can't play the level I am currently trying to beat.
I need to upgrade one house, but no one is requesting one and the gift icon is not active. I tried starting over and its still the same problem. Don't know what else to do. I have built the water and electric sites, and the garage but I still can't get an upgrade request or gift icon to work. Very disappointed and hope I can actually get to play the game.

I liked Janes Realty until I hit a fault in the game. I got to (Smile Town Level 3) and I found I had no money and my lots kept changing everytime I restarted. It was impossible for me to accomplish this level therefore I had no money. Anyone got any tips on how I can pass this impossible level?

I just tried to download the game from Iwin directly and the download failed. Then I tried to download it from the gamezebo site from the ad posted and that failed as well. Between alawar and these other developers they are not doing a good job of making sure the game is available without all these glitches. Are they in that much of a rush to get them out there that they don't bother to fine tune BEFORE it's made available. Ugh. Can't wait for september and I hope more HOG games. take care all.

I'm beyond frustrated with this game. I love it but there are too many issues with it. Sometimes the gifts cost more and almost as much as a house, so your losing money or just breaking even, money wise. Then some levels you need to play 10 or more times because its almost impossible to get the requirements in that short amount of time. I'm on the last level and I have finally given up. I'm just beyond annoyed at this game now. What pushed me over the edge about not wanting to play anymore, is the fact that lightning is always knocking down trees. The problem is, when I try to use the bulldozer, even with the mouse directly on it, I'm accidentally deleting houses, electric and water stations, buildings, its ridiculous. That keeps happening close to the end of the game, and by the time I'm trying to rebuild, game over.

Is there any way to get hearts other than the gifts? Once i give so many gifts, they no longer give hearts to that house. Ususlly when I get to say 4 out of 5 hearts, the gifts are just wasted on that house. I have to have an upgrade to pass my current level and they will not ask.

Lucy2721 -- you are supposed to be able to give the gifts and after a certain amount of "hearts" you have the opportunity to upgrade. I can't tell you how many gifts it takes, because one frustrating thing is that you can run out of money beforehand! I've learned to save up cash then hit that $4K house I built with gifts until the stupid thing shows the upgrade icon active~ of course, then I can't meet the $20K goal before I run out of time. I think it's a Catch 22~!
